Making a Good First Impression!
When someone drives up to your home for the first time, you want them to have the “Wow” factor! You want them to be excited that they have arrived to tour your home.
You want buyers to be interested in your home so they need to see it in its best light. A good first impression can influence a buyer both emotionally and visually, thus prompting them to make an offer. In addition, what the buyer first sees is what they think of when they consider the asking price.
A bad first impression can cause a buyer to keep on driving and not stop to see your home. Don’t show your property until it’s all fixed up. You want to have excited buyers ready to put in a full price offer, or higher!
Generally, if you have been keeping your home well maintained it does not need to cost a lot of money to make it look great.
Typically, there are some general fix ups that need to be done both outside and on the inside. As a seller, you should consider the following:
- Landscaping – Has the front yard been maintained? Are areas of the house visible to the street in good condition? Plant fresh flowers in the gardens.
- Cleaning or Redoing the driveway – Is your driveway cracked, cluttered with toys, tools, trash etc.?
- Cleaning the house – make sure the house is clean. Shampoo the carpets, clean the wood and tile floors, and make sure the tile grout is clean too. A clean home tells the buyer that the home has been well maintained and taken care of.
- Painting – Does both the exterior and the interior look like they have been well taken care of? Neutral colors are generally more appealing. Bold colors and wallpaper can distract a potential buyer.
- Remove personal items from the shelves and walls. It’s best to remove personal items so a buyer can view themselves in your home.
