Selling your home in a down market!
Selling your home in a down market takes planning and strategy. It’s not the best time to sell so if you don’t have to sell it might be best to wait. Already this year we are seeing an increase in the number of listings and the average days on the market to sell to sale your home continues to increase.
First, the price is the first thing buyers notice about your property, so it pays to be aggressive. If you set your price too high, then you will miss out on potential buyers. Pricing your property at fair market value or a little lower from the start will generate the most activity from buyers. The price must attract enough attention to result in showings and offers.
The largest number of potential buyers will view a newly listed home within the first 14 days on the market, and the number will decrease as the days on the market increases. To take advantage of this increased level of traffic and buyer interest, your property should be priced to sell at fair market value or a little lower from the very start.
The longer your property is listed for sale the more you lose!
Second, when someone drives up to your home for the first time, you want them to have the “Wow” factor! You want them to be excited that they have arrived to tour your home.
You want buyers to be interested in your home, so they need to see it in its best light. A good first impression can influence a buyer both emotionally and visually, thus prompting them to make an offer. In addition, what the buyer first sees is what they think of when they consider the asking price.
Third, consider staging your home. Staging is about showcasing your home. It helps show your home as a beautiful move-in ready home that creates an emotional connection with the buyer. It does not have to cost a lot of money to be effective. Try updating your décor with an inviting style. Staging helps your buyers to become more engaged and attracted to your home. According to the National Association of REALTORS® 2021 Profile of Home Staging home staging helped clients visualize the property as their home!
